One building has one logic. A district has thousands.
A single building has one structure, one owner, one purpose. A large mixed-use district is something else: dozens of structures of different ages, layers of underground infrastructure, shared public spaces, and thousands of people who never stop using any of it.
You can’t inspect that as separate assets. You have to read it as one interconnected system.
That changes everything. Access has to be coordinated across multiple owners. Inspections sequenced around a district that never closes. Assets built to different standards, in different decades, measured against one common framework, or the data can’t be compared.
Then there’s what stays out of sight. Basements, utility networks, tunnels. Underground assets are the hardest to reach and the easiest to overlook, yet the whole district depends on them. Settlement or water ingress can develop for years before anything shows on the surface.
On developments built to high sustainability standards, the bar rises again. The question is no longer only “is it sound?” but “does it still perform the way it was designed to?” Benchmarked against the original targets, not a generic pass mark.
None of this is about finding defects. It’s about giving an owner a clear, system-wide picture: what’s performing, what’s at risk, and where to act first, before a small issue underground becomes an expensive one above it.
Assess the district as a system, and you protect it as one.
